HOUSE PAINTING IS 80% PREPARATION
Many folks don’t really appreciate what goes into a quality house painting project. Pressure washing, stucco repair, wood repairs, sanding, caulking and priming are all necessary steps in preparation for the final topcoats. A good paint job is the result of proper preparation.
Is the Existing Paint Oil-Based?
These days oil-based paints are rarely used but we check the existing paint before starting. Rubbing a rag soaked with denatured alcohol over a small area is a simple test. If the paint comes off, it’s water-based and the job can proceed with any type of paint and primer. If the paint doesn’t come off it’s oil-based and we’ll need to use a bonding primer.
Pressure Washing Always Step 1
A clean surface is a mandatory first step to any house painting prep. The best place to start is with a good pressure washing to remove any chalking, algae, fungus, mold, mildew, dirt and loose paint. All those microbes must be killed using a 50/50 solution of water and chlorine.
Stucco Repair and Prep
The vast majority of homes in Miami are concrete block with a stucco finish. We inspect and determine the condition of the existing stucco. Are there loose areas peeling off or cracks that need to be fixed? Most smaller areas can be fixed using premixed stucco or caulking. We can also make any necessary stucco repairs to larger damage areas.
Scraping and Sanding and Caulking
Any and all loose paint must be eliminated. Pressure washing doesn’t remove all the loose and peeling paint. Whatever is missed must be scraped and sanded. This can be the most labor-intensive part of exterior painting. Rotten wood must be replaced. Small areas of rot can be gouged out, filled and sanded.
Primer and Topcoat(s)
Primer ensures adhesion of the topcoat. We prime all bare wood, stucco and other masonry. Primer-in-the-paint products are great but are not a substitute for a primer coat. That’s right in their directions on the can. Applying the topcoats is easy when the job has been properly prepped.
